How property is acquired by Tulsa County

 

The treasurer’s office holds a June Resale (auction) each year the second Monday in June. Any properties that do not sell become property of Tulsa County and are available for purchase by bid at public auction pursuant to Oklahoma State Statute 68 § 3135. This process is called a Commissioner’s Sale.

To view the list of county owned properties, visit our website at www.treasurer.tulsacounty.org and click on the link, Properties for Sale. The list shows the property number, parcel number, legal description, assessor’s map number, approximate street address (if available) and date the property was acquired by the county. The treasurer’s office does not guarantee the accuracy of any street address. None of the properties offered by Tulsa County have structures. The treasurer’s office makes every effort to provide correct information for each property. However, this list is only intended for use as a guide for prospective bidders and the treasurer’s office does not guarantee the accuracy of the contents. The sale date, once set, will also appear on the list.

 

 Responsibility of each prospective bidder

 

When considering placing a bid on a property owned by the county, it is the prospective bidder’s responsibility to research all pertinent land records. Some properties may have valid Federal, State or City liens against the property.

 

 Bid process

 

No sale dates are scheduled until an initial bid along with a bid form and payment are received. Only one initial bid is accepted per property and is subject to approval by the Board of County Commissioners. The bid can be any amount. The bid will either be accepted or rejected within thirty (30) days. The bid amount will be placed on deposit along with fees and costs associated with the sale. The bid will be published for three consecutive weeks prior to the sale date which will be scheduled for approximately sixty (60) days from the receipt of the bid. All other interested bidders must attend the auction scheduled for that property.


 

To place an initial bid on a property owned by Tulsa County:

   1.   Fill out the proposed bid form.

   2.   Mail the form along with your cashier’s check or money order to:

How to calculate the amount due

 

Payment to the treasurer’s office must include the amount of the bid and fees/costs associated with the sale as follows:

*The costs for publication will be paid from an invoice from the publisher. The costs may be less, but not more than, the amount collected.  Any balance will be refunded. If bidding on multiple parcels, the advertising costs will be combined upon request.

After a sale date has been scheduled, the treasurer’s office will contact the initial bidder by email, mail or telephone to notify them of the date that has been set for the sale.

 

Sale process

 

The scheduled sale (auction) will begin promptly at 9:00 a.m. in the lobby of the treasurer’s office. The property shall be sold by the county treasurer to the highest competitive bidder, for cash in hand, or to the original bidder if there be no higher price offered. Payment must be made to the treasurer’s office immediately. If the original bidder is not the highest bidder at the conclusion of the sale, the monies placed on deposit will be refunded within thirty (30) days. The sale shall be subject to the approval of the Board of County Commissioner’s in its discretion.

 

After the sale

 

If the sale is approved, the treasurer’s office will prepare a transcript of the sale and a deed in fee simple title to present to the Board of County Commissioner’s. The Chairman of the Board of County Commissioner’s will sign the deed and the treasurer’s office will file it of record in the county clerk’s office. The filed deed will be mailed certified to the grantee. It is then good practice for the grantee to bring suit to quiet title to the property.
